Building a home is one of the biggest decisions a family makes. In a growing city like Lucknow, there is no shortage of builders and contractors, but the quality of the final home depends almost entirely on who you choose. Here are the four checks we recommend to every client before they sign anything — including with us.
1. Look at the track record, not the brochure
Ask for a list of completed projects and visit at least two of them. Speak to the families living there. Check how the building has aged: are there cracks, seepage marks or rusting railings after three or four monsoons? A builder who has delivered on time, consistently, will be happy to show you finished work rather than only renders.
2. Verify RERA registration and approvals
For any residential project above the prescribed size, registration with UP RERA is mandatory. Check the project number on the UP RERA website, confirm the promised completion date, and make sure the sanctioned map from LDA (or the relevant authority) matches what is being built. For an independent house on your own plot, ask the contractor to show the approved map before work begins.
3. Get material specifications in writing
"Good quality" means nothing until it is written down. A professional builder will give you a specification sheet listing the cement grade, steel brand and grade (for example Fe 500D TMT), brick or block type, concrete mix for each element, waterproofing system, tiles, sanitary fittings and electrical wire brands. Compare quotes line by line against the same specification, not just the price per square foot.
4. Understand the payment schedule
Payments should be linked to completed stages of work — foundation, each slab, brickwork, plaster, finishing — not to dates on a calendar. Avoid paying large advances. Ask how variations are priced and approved, and make sure every payment is receipted.
